- Residential use & construction: All lots are limited to single-family residential use. Minimum dwelling floor area is 1,000 square feet (excluding garage, open-roofed areas). No temporary structures (tents, trailers, etc.) may be used as residences. New construction must be approved by the Board.
- Leasing & rentals: Only an entire lot with improvements may be rented, and only to a single family. Minimum lease term is six (6) months. Vehicles creating loud noises may be deemed a nuisance and prohibited. All vehicles must be operated by licensed operators.
- Architectural review: Any construction, fence, wall, antenna, or structure requires Board approval of plans. The Board has 30 days to reject; failure to reject constitutes approval. All exterior changes, additions, or redecorating also require prior approval.
- Landscaping & fences: Front yard landscaping must harmonize with existing landscaping and not interfere with the association-maintained sprinkler system. Adjoining lot owners must agree to modifications before Board submission. No fences except those initially constructed or Board-approved.
- Assessments & fees: Annual assessments are levied uniformly per lot. Special assessments for capital improvements require 66-2/3% member vote. Delinquent assessments bear 10% interest and can become a lien on the lot. A transfer fee (Contribution Fee) may be set by the Board upon sale of a lot.
- Maintenance responsibilities: The association maintains common areas (tracts A-G, landscaping, streets, recreation). Individual lot owners are responsible for all maintenance of their dwelling units, including exterior and interior, patios, and termite control. The association may enter a lot for restoration if the owner fails to maintain, after 30 days' notice.
