Hollyhock Villas is a 10-unit condominium community in Phoenix, AZ — you own your unit plus an undivided 1/10 interest in the common area. The association maintains the common elements, and you pay assessments based on unit square footage. This is an adult-oriented project: no child under 17 may reside permanently (more than one month) unless they lived there under lease before the unit was sold by the developer.
- What you own & maintain: You own your unit (including interior finishes, windows, and some limited common areas like an assigned parking space and storage). The association maintains the common area, limited common area, and recreational common area, but you are responsible for repairs caused by your own negligence or willful acts.
- Age restriction (55+): No child under 17 years of age may be a permanent resident (continuous residence longer than one month). This does not apply to children already residing under a lease or tenancy immediately before the unit was sold to the current owner.
- Leasing & rentals: Leases must be for at least 20 days (transient/hotel rentals prohibited). You have the right to lease your unit, but the lease must comply with the declaration and association rules.
- Pets: Only usual household pets (dogs, cats, birds) are allowed, must be kept under control. The board may make rules and can require removal if the pet becomes objectionable. No breeding or raising of animals.
- Parking & vehicles: No trailers, campers, commercial vehicles (except standard pickup trucks used for business), boats, or inoperable vehicles may be parked outside of an enclosed garage/carport or a designated area. No off-road vehicles allowed.
- Assessments & fees: Annual assessments are based on square footage. Initial annual caps (excluding utilities) were set at: Units 1-3: $485; Units 4-8: $420; Unit 9: $750; Unit 10: $625. Annual increases capped at 20% without membership vote. Special assessments for capital improvements are limited to 5% of budget without 51% member approval.
- Use restrictions: Units are for single-family residential use only; no business or trade. No nuisances, no external clotheslines, no power equipment or car maintenance (except minor repairs) without board approval. Signs only in designated areas with board approval.
- Architectural review: No exterior alterations, signs, or antennas without board or architectural control committee approval. Central antenna or cable system must not be modified without consent.
