A master association (Val Vista Classic Community Association) oversees common areas and enforces the rules, while individual condominium associations govern each parcel. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) binds all unit owners and residents.

- Use restrictions: Units are for single-family residential use only. Businesses are allowed only if not detectable from outside and with no routine employee visits. No nuisances, no clotheslines, no signs (except political and required by law), and no short-term rentals or hotel use.
