Inner Circle Subdivision is a single-family residential community in the Phoenix/Scottsdale area governed by a homeowners association. Most lots are restricted to single-family residential use only; some are designated for the Pima Inn and Golf Resort's commercial operations. Upon purchasing a lot, you automatically become an association member liable for per-lot assessments. The rules strictly regulate vehicle types and parking, property appearance, and garbage management.
- Community type & HOA membership: Upon purchasing a lot, you automatically become an HOA member (membership is tied to the lot and cannot be separated). Most lots are restricted to single-family residential use; some are designated for the Pima Inn and Golf Resort commercial operations.
- Renting to tenants: Only the entire lot may be rented, and only to a single family.
- Vehicles & parking: Motor vehicles may only be parked in your carport or driveway. Prohibited: buses, trailers, boats, trucks over 3/4-ton capacity, and commercial vehicles; on-street parking is restricted to emergency/service vehicles, though guests may park short-term but not overnight.
- Carport & driveway use: Carports and driveways must be kept neat and clean; prohibited uses include storage, power equipment, hobby/carpenter shops, and auto repair/maintenance work.
- Property appearance & garbage: Clotheslines, equipment, service yards, and storage must be screened from neighbors' and street view. Garbage must be containerized and screened; no burning or incinerators; trash cannot remain on street longer than 24 hours.
- Antenna height: Antennas cannot project more than 24 inches above the roof.
- Homeowner assessments: Annual and special assessments are levied uniformly per lot as a lien on your property, with interest and attorney's fees added if delinquent; they can be collected monthly, quarterly, or annually.
- Swimming pool access: As long as the Pima Inn and Golf Resort operates its pool, members may use it at no charge during normal hours, subject to resort rules, entirely at their own risk.
