Kaufman and Broad at Signal Butte Ranch is a planned single-family residential community in Phoenix governed by an HOA. You own your individual lot and dwelling unit; the association maintains common areas funded by equal per-lot assessments. The community enforces strict architectural review, residential-use-only rules, and detailed restrictions on landscaping, vehicles, and leasing to maintain neighborhood character and property values.
- What you own & maintain: You own your lot and dwelling unit; the association holds title to and maintains the common areas, structures, and improvements.
- Architectural review & design approval: Before installing any exterior improvement visible from neighboring properties—houses, landscaping, solar panels, antennas, HVAC units, fences—you must get written approval from the Design Review Committee, which has 60 days to respond. The Committee can grant variances if the change won't adversely affect neighbors.
- Residential use only: Homes must be used only for residential purposes. Limited home-based businesses are allowed if they're invisible/undetectable from outside, comply with zoning, don't involve solicitation or customer traffic, and the Board approves them as consistent with neighborhood character.
- Pets: A reasonable number of domestic pets are allowed, as determined by the Board and set in community rules. The Board can prohibit pets that create nuisance or annoyance to neighbors.
- Vehicles & parking: Only personal passenger cars and light pickup trucks (max 1 ton cargo, 84" height/width, 222" length) can be parked in garages or driveways. RVs, boats, trailers, commercial vehicles, and oversized vehicles are prohibited except when fully enclosed in a garage. Vehicle repair is permitted only inside enclosed garages.
