La Casa Royale is a townhome/attached single-family community in Phoenix, AZ, governed by a homeowners association (HOA). These CC&Rs apply to all homeowners, tenants, and guests, covering property use, maintenance, and common-area rules.
- Party walls: Walls on lot dividing lines are party walls owned jointly with the neighbor. Damage from an adjoining owner must be repaired at that owner's cost; damage from other causes is shared equally. Modifications require written neighbor consent.
- Exterior appearance: All exterior changes (including paint, fences, gates, and antennas) must have prior Board approval. Stucco must be dead white; wood trim dark brown (Dunn Edward's Norfolk Brown or match); wrought iron black. Garden gates must be black wrought iron with wood slats or solid wood painted to match trim.
- Carports & storage: Carports must be kept free of extraneous materials except City of Phoenix garbage cans. No off-road vehicles, boats, water skis, or recreational equipment may be stored or parked in carports. Carport sales are prohibited except for moving or estate sales (with 30 days' written notice).
- Assessments & fees: Monthly assessments are set by the Board and due within 30 days of the 1st. Delinquency adds a 10% charge per month, plus interest, costs, and attorney's fees. Annual assessment increases over 20% require a 51% member vote. A $50 deposit is required for clubhouse use, refundable if left clean.
- Pets: Only dogs and cats allowed. Dogs must be leashed in common areas; owners must clean up waste. Cats must not roam free; a cat trap is used and trapped cats taken to the Humane Society. First violation gets a warning letter; subsequent violations are fined $25 per incident.
- Pool rules: Pool gate must be locked at all times. One key per unit ($10 replacement). No pets, glass, alcohol, or food in pool area. Hours 8:00 a.m. to 9:00 p.m. with quiet after hours. Children under 18 must be accompanied by an adult; no children in diapers. No lifeguard – swim at own risk.
- Parking & vehicles: No on-street parking on a permanent basis. Extra vehicles must park off premises. Speed limit 10 mph inside the complex. Vehicles parked on grass prohibited. Motor homes may park in front of a home for up to 48 hours for loading/unloading. Violators subject to tow at owner's expense if left over 12 hours.
- Leasing & tenant rules: Leases must include the CC&Rs as part of the lease, and tenants must sign a Tenant Registration Form. Homeowners must notify the Board of tenant changes. The homeowner is responsible for tenant violations, including fines and damage caused by tenants, guests, or children.
