La Ventilla is a standard single-family home HOA in Goodyear, AZ (part of Phoenix). You own your lot and house; the association maintains common areas, front-yard landscaping, and common driveways. All owners are automatically members and must follow the CC&Rs, design guidelines, and association rules.
- Architectural review: Any exterior change visible from a neighboring property — including landscaping, paint, solar panels, antennas, and basketball hoops — requires prior written approval from the Architectural Review Committee (ARC). Applications not decided within 45 days are considered denied.
- Animals: Up to two common household pets (dogs, cats) are allowed. Dogs must be leashed (max 6 ft) off your lot and cannot enter other lots. Pet feces must be removed immediately. Noisy or nuisance pets can be restricted by the Board.
- Leasing & rentals: You may lease your entire lot for a minimum of 30 days. Shorter leases and partial-lot rentals are prohibited. Tenants must follow all governing documents, and owners are responsible for tenant violations.
- Parking & vehicles: Only passenger vehicles (up to 1 ton, 84 in height/width, 228 in length) may be parked on driveways or in garages. No boats, RVs, trailers, or commercial vehicles on lots unless inside a fully enclosed garage. Vehicles inoperable or violating rules may be towed at owner expense.
- Landscaping & maintenance: The association maintains front and side yards (Landscape Maintenance Areas). Owners maintain enclosed rear/side yards. All landscaping visible from neighboring property must be ARC-approved before installation.
- Home businesses: Home businesses are allowed only if they are not detectable from outside (sight, sound, or smell), generate no client/customer traffic or parking, and comply with all laws. Leasing your home is not considered a business.
