La Verne is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of the building's common elements, which are maintained by the association and funded by assessments levied on each unit based on square footage. This declaration is the primary rulebook for the community.
- Residential use & occupancy: Units may have only residential use; maximum of 4 occupants per unit without board approval. Home-based businesses are allowed only if not detectable from outside and consistent with residential character.
- Pets: No more than 2 domestic pets per unit, and each must be a household bird or a dog/cat weighing 20 pounds or less. Dogs must be leashed outside the unit; owners must clean up after them on common elements.
- Leasing & rentals: No lease shorter than 7 days; entire unit must be leased, not just a part. Leases must incorporate the governing documents; owners must provide copies to tenants and notify the association of lease start/end dates and occupant names.
- Parking & vehicles: Trucks, trailers, campers, boats, and commercial vehicles are prohibited except in the assigned garage. No vehicle over 7 feet tall in the garage; no parking on common elements without board approval. Inoperable vehicles must be stored only in the garage.
- Assessments & fees: Common expenses are assessed per unit based on square footage percentage. A working capital fund equal to 2 months' assessment is due upon purchase. A transfer fee (amount set by board) is also due at transfer. Delinquent assessments bear interest and can result in lien foreclosure.
- Architectural review: Structural alterations require board and engineer approval. Nonstructural changes visible from outside also require board approval. Window coverings and antennas are restricted; satellite dishes under 1 meter may be installed in limited common elements with visibility restrictions.
- Signs & nuisances: No signs (including for-sale/rent) outside units without board approval. No nuisances, offensive activities, or exterior sound devices (except security). Outside clotheslines are prohibited.
