- Age restriction (55+): No person under the age of 45 may permanently reside in a unit. Only persons aged 45 or older may purchase or occupy a unit.
- What you own & maintain: You own the interior surfaces, fixtures, and appliances within your unit (walls, floors, ceiling). The association maintains and repairs common areas and may also maintain stoves within units at its option.
- Occupancy limits: Maximum permanent occupants per bedroom: 2 persons in a 1-bedroom, 3 in a 2-bedroom, and 4 in a 3-bedroom unit, without Council approval.
- Architectural review: No exterior alterations (signs, awnings, antennas, etc.) without prior written approval from the Architectural Control Committee. Plans must be submitted; approval is deemed given if not acted on within 30 days.
- Right of first refusal: Before selling, the owner must notify the Council of the proposed purchaser's age, income, and financial qualifications. The Council has 15 days to approve or exercise its right to buy the unit under the same terms.
- Pet restrictions: Dogs, cats, or other household pets may be kept only with Council approval. No animals may be bred or kept for commercial purposes.
