Marks And Jackson Properties is a single-family home subdivision in Phoenix, AZ, governed by a set of Covenants, Conditions, and Restrictions (CC&Rs) that apply to all property owners. These rules are designed to maintain a consistent residential character and land-use standards.
- Construction & design standards: Only site-built homes (no mobile or manufactured homes) with a minimum of 1,800 square feet and desert-toned exterior colors are allowed. Building must be completed within one year of starting construction. Metal pole barns are prohibited, but guest houses are permitted.
- Property use restrictions: All commercial activity is prohibited. One horse per acre is allowed, but no other farm animals are permitted. Dogs must be kept on a leash when outside the owner's property.
- Vehicles & storage: Inoperative vehicles and equipment are not allowed on the premises. RVs and trailers are only permitted during the construction period. Garbage cans must be kept underground.
- Noise: No disturbing noises that can be heard by neighbors are permitted.
- Amendments: These CC&Rs may be amended by a majority vote of the parcel owners within the defined boundaries (168th to 172nd Street, bounded by Lowden Road and Montgomery Road).
