What Metropolitan Lofts Condominium's governing documents say
Metropolitan Lofts is a condominium in Phoenix, AZ — you own your unit and share ownership of the building's common areas, which the association maintains and insures. These rules apply to all unit owners, residents, and their guests. Living here requires following use restrictions on pets, rentals, noise, parking, and exterior appearance.
- What you own & maintain: You own the interior of your unit and are responsible for its maintenance, including HVAC and interior repairs. Limited common elements like windows, doors, balconies, and parking spaces are also your responsibility to maintain.
- Leasing & rentals: You may rent your unit with a written lease; no subleasing or assignments. Provide the association with a copy of the lease and tenant info at least 10 days before move-in. You remain liable for tenant violations.
- Pets: You may keep a reasonable number of common household pets (dogs, cats, fish, birds). No dangerous breeds; dogs must be leashed on common elements and waste immediately removed. The board can order removal of problem pets.
- Business use: Units are for residential use only. Home-based businesses are allowed only if not detectable from outside the unit, conform to zoning, and don't involve customer visits or noise.
- Parking & vehicles: Park only in your assigned garage or parking space. No inoperable vehicles, boat or trailer parking, or vehicle repairs (except emergencies). The board may tow violators at owner expense.
- Noise & floor coverings: Hard floor coverings require soundproof underlayment to reduce impact noise. No loud speakers affixed to walls or ceilings. Use stereos, TVs, and musical instruments in compliance with association rules and city noise ordinances.
- Exterior alterations & signs: No exterior changes (window coverings, antennas, signs, patio furniture) without board approval. Window tinting (except original) is banned. Patio and balcony items must be neutral colors and not protrude above railing.
