The association maintains common elements and enforces rules on use, pets, parking, and exterior changes.
- What you own & maintain: You own the interior of your unit (ceilings, walls, floors, finishes, appliances) and appurtenant garage, patio, and courtyard. The association maintains the common area landscaping, lawns within gates, and shared structures.
- Use restrictions: All units are for single-family residential use only. No businesses, temporary occupancy, or structures other than one single-family residence with garage are allowed.
- Leasing & rentals: You may lease your entire unit (no partial units) only to a single family. No minimum lease term is specified; the document does not restrict short-term rentals beyond the single-family requirement.
- Pets: A reasonable number of generally recognized house or yard pets are allowed, but only as domestic pets (no commercial purposes). Pets must not create unreasonable noise or nuisance.
