Trovare is a standard single-family homeowners association (HOA) in Phoenix, AZ. This document is a partial amendment to the association's By-Laws, not a full rulebook. It changes the rules for member meetings and voting, but does not cover typical HOA restrictions on property use, pets, rentals, or architectural changes.
- Quorum for member meetings: A quorum at a duly called meeting requires at least 10% of total votes entitled to be cast, present in person or by proxy. If no quorum, the meeting can be adjourned and rescheduled; at the subsequent meeting, a quorum is only 5% of total votes.
- Voting thresholds for member actions: Any action requiring member approval needs a vote of 51% of the members present (in person or by proxy) and voting at a meeting where a quorum exists.
- What this document doesn't cover: This amendment does not address property use restrictions, pet rules, rental limits, architectural review, parking, assessments, or other typical HOA regulations. Those would be in the original Declaration and By-Laws.
