- What you own & maintain: You own the townhouse interior and your entire lot. You're responsible for maintaining the interior, interior fixtures (from where utilities enter the wall outward), termite control, and all areas within your lot boundaries. The association maintains common areas, building roofs, exterior walls, and exterior features (except windows, doors, and hardware).
- Monthly assessments and fees: You pay uniform monthly assessments set by the board, due on the 1st of each month and delinquent if not paid by the 20th (late charges apply). You also pay a one-time $250 transfer fee when you purchase the unit, exempting only inheritance, estate planning transfers, and transfers to entities you control.
- Capital and special assessments: Capital improvement assessments are capped at 10% of annual common expenses per year without a vote; amounts exceeding that require a two-thirds (2/3) owner vote. Buildings are limited to one story, 18 feet maximum height (measured from curb), minimum 1,700 square feet, and a minimum 7-foot front setback. Exterior walls must be stucco matching the existing color and texture; you may repaint in the same color without approval.
