- What you own & maintain: You own your lot and the house; you must maintain the exterior and landscaping. The association maintains common areas (Tracts A, B, C) and may also maintain entryways and medians.
- Use restrictions: Only single-family residential use. No business, profession, or trade on the property. Minimum floor area 1,250 square feet (amended from 1,500). One dwelling per lot with a 2-car garage.
- Leasing & rentals: Leasing of an entire lot is allowed, but only to a lessee and family (no room rentals, no transient tenants). No minimum lease term is stated.
- Pets: Reasonable number of generally recognized house or yard pets allowed, excluding poultry and livestock. Pets must be fenced and not a nuisance; the board decides what is reasonable.
- Vehicles & parking: No trucks, boats, campers, trailers, or recreational vehicles visible from neighboring property. Only operating automobiles may be parked in streets, front yards, carports, or uncovered areas. Carports/garages cannot be converted to living space.
