Kiva Dos is a condominium community in Phoenix, AZ. You own your individual unit and share undivided ownership of common areas, which the association manages. This document sets the rules for owners, residents, and guests.
- Use & occupancy restrictions: Units are for single-family residential use only and cannot be used for business. Occupancy is limited to 3 persons in a 1-bedroom unit, 4 in a 2-bedroom, and 6 in a 3-bedroom. No nuisance or illegal activities are allowed.
- Pets: No animals or birds of any kind may be raised, bred, or kept in any unit or on the property.
- Leasing & rentals: Units may be rented only as entire units, for a minimum term of 5 days (no transient/hotel use). All leases must be subject to the governing documents.
- Vehicles & parking: Trailers, campers, commercial vehicles (except standard pickup trucks or vans with unobtrusive markings), inoperable vehicles, boats, and off-road vehicles are not allowed unless in designated areas. Noisy or smoky vehicles are prohibited.
- Architectural review: Any exterior alteration, addition, or improvement (including fences, awnings, window coverings, landscaping) requires prior written approval from an Architectural Control Committee. Balconies may not be used for storage or hanging laundry.
- Assessments & fees: Each unit pays equal annual assessments (initially capped at $800/year, adjusted by CPI with a 10% annual cap) and may be subject to special assessments for capital improvements or compliance costs. Unpaid assessments accrue 6% interest and become a lien on the unit.
- Signs, laundry & antennas: No signs visible from public view except as approved. No exterior clotheslines or outside drying. No external radio/TV antennas without board consent.
