- What you own & maintain: You own the lot and house. The association owns and maintains common areas such as open spaces and entryways. You are responsible for maintaining landscaping on your lot and adjacent rights-of-way, including keeping lawns trimmed and free of weeds.
- Architectural review: Any exterior change—including buildings, fences, landscaping, or color changes—requires prior written approval from the Architectural Committee. The committee must respond within 30 days; if not, the request is deemed approved.
- Animals: Only a reasonable number of common house or yard pets are allowed, kept as domestic pets only. No commercial breeding. Pets must not create unreasonable noise or nuisance. Structures for pets must not be visible from neighboring property.
- Leasing & rentals: You may only rent the entire lot and house to a single family for residential purposes. No partial lot rentals. The lease must comply with all other restrictions.
- Parking & vehicles: No trucks over 3/4-ton, trailers, boats, campers, or inoperable vehicles may be parked where visible from neighboring property, common areas, or streets. Vehicles must be parked in garages, driveways, or designated areas. No vehicle repair on lots or streets (except emergency repairs).
