The association is funded by per-lot assessments and governed by member voting, with special rules for shared party walls and owner maintenance responsibilities.
- What you own & maintain: You own your townhouse interior, patio, and individual fixtures; the association maintains all roofs, gutters, exterior surfaces, landscaping, common areas, and sewer/water utilities. You're responsible for termite control and any interior damage from your own negligence.
- Assessments & fees: Starting annual assessment is $325 per lot; it may increase up to 3% yearly without a vote, or more with a 2/3 member vote. Non-payment incurs 6% annual interest after 30 days and creates a lien on the property. Water costs are included and itemized separately within assessments.

Abandoned or inoperable vehicles cannot be stored where visible. Garbage cans, equipment, and clotheslines must be screened or confined to patios.

- Parking: Each townhouse is assigned one parking space by the association.

The builder (Declarant) initially holds Class B membership with 3 votes per lot; this converts to Class A when owner votes equal builder votes or after 2 years, whichever comes first.
