Royal Westby Garden Condominium One is an 8-unit condominium in Phoenix, AZ — you own your unit plus a 1/8 undivided interest in common elements, and you automatically become a member of the homeowners' association. The association manages the common elements, enforces rules, and levies assessments for maintenance, insurance, and reserves.
- What you own & maintain: You own the interior of your unit (bounded by unfinished surfaces of walls, floors, ceilings) and an appurtenant patio/balcony and assigned parking space. The association maintains all common elements (land, roofs, stairs, central systems, etc.) and carries master insurance.
- Assessments & fees: Annual assessments started at $900 per unit. The board sets the amount each year, but cannot increase or decrease by more than 20% from the prior year without a 51% vote of non-declarant members. Special assessments for capital improvements or unexpected costs are limited to 5% of the budgeted gross expenses unless approved by 51% vote. Assessments become a lien on the unit if unpaid.

- Vehicle restrictions: No trailers, campers, commercial vehicles (except standard pickup trucks used for personal/business with unobtrusive signs), inoperable cars, boats, or off-road vehicles may remain on the property except in enclosed garages or designated areas. No noisy or smoky vehicles.
- Signs: No signs visible from public view except those approved by the board or a committee. For-sale and for-rent signs are allowed but must be approved as to size and content.
