Unit owners pay assessments and participate in governance through voting and board service. This document set comprises amendments to the Covenants, Conditions & Restrictions and by-laws excerpts covering board governance, elections, assessments, architectural review, and common-area management.
- Ownership & common elements: You own your individual townhouse unit; the association owns and maintains the common elements including grounds, parking areas, and common facilities.
- Assessments & liens: Unit owners pay uniform annual and special assessments per lot, collected monthly. Unpaid assessments become a lien against the property. Developer-owned unimproved lots pay 25% of the assessment rate until a home is built, occupied, and either sold or occupied by the owner.
- Board structure & governance: The association is managed by a Board of 5–9 member-residents elected annually. Directors are unpaid but may be reimbursed for expenses, and may be removed by majority vote or for three consecutive missed board meetings.
