As a unit owner or resident, you must use your unit exclusively as a residence and follow architectural review requirements and common-area rules.

- Utilities & electrical usage: All utilities not separately metered to individual units are paid by the Association as a common expense. You cannot overload electrical wiring or operate equipment in ways that create unreasonable disturbance; hot water heater maintenance is your responsibility to prevent damage to units below.
- Declarant control period & developer rights: The developer retains special rights during the control period (ending by December 31, 2025 at the latest), including control over access gates, exclusive use of clubhouse space, parking reservation, and operation of model and sales offices.
