Northshore is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of common elements. The association maintains the building and common areas, funded by monthly assessments. These Rules and Regulations supplement the full Declaration, but the Declaration controls in case of conflict.
- Leasing & rentals: Leases must be in writing for at least one year. Owners must register tenants with the association at least 10 days before move-in, providing names, contact info, lease dates, and vehicle details. Owners forfeit access to common amenities while the unit is rented. Failure to register tenants incurs a $15 penalty; other violations subject to fines.
- Pets: Up to 2 cats and 2 dogs per unit allowed. Prohibited breeds: Pit Bull, Rottweiler, Chow. No weight limit. Pets must be leashed outside, cleaned up after, and not allowed in the pool/spa area or on common area furniture. Pets causing a nuisance may be permanently removed after 5 days' notice.
- Parking & vehicles: Each unit has at least one assigned parking space in the parking facility. All vehicles must display a resident placard in assigned spaces. Boats, trailers, RVs, commercial trucks over ¾ ton, and inoperable vehicles are prohibited. Towing is enforced for violations.
- Quiet hours & noise: Quiet hours: Sunday–Thursday 10:00 PM–6:00 AM; Friday–Saturday 1:00 AM–8:00 AM. Stereo/TV speakers must not be placed directly on floors or shared walls without buffered mounting brackets. Outdoor speakers require board approval.
- Pool, hot tub/spa & patio area: Pool area rules include: gate must be locked; children under 15 must be supervised; no glassware; no pets (except service animals); quiet hours apply; no lifeguard; no diving. Pool furniture must remain in area. Entry via gate key; jumping fence results in fines.
- Balconies & patios: No painting of balcony/patio walls, ceilings, or railings. No enclosures. No storage. Furniture must be resort-quality, neutral colors. Plants require waterproof containers with saucers. No shaking of rugs, dropping trash, or allowing pets to relieve themselves on balconies.
- Construction & remodeling: Non-structural changes (e.g., wall coverings) do not require board approval. Structural changes require a written application, $500 deposit, contractor insurance, and board approval (up to 30 days). Work hours: 7 AM–5 PM weekdays, 10 AM–4 PM Saturdays; no work Sundays/holidays. Must be completed within 6 months.
