Paradise Valley Manor is a single-family residential subdivision in Phoenix, AZ, subject to a 1962 Declaration of Restrictions that run with the land. These covenants apply to all lots and are enforceable by lot owners; there is no homeowners association mentioned. The restrictions were originally set to expire in 1992 but automatically renew every 10 years unless a majority of owners vote to change them.
- Land use: All lots are residential only. No business, church, hospital, theater, saloon, or similar use is allowed. Temporary buildings for developers are excepted.
- Minimum dwelling size: Any dwelling must have at least 600 square feet of ground floor area, not counting open porches, pergolas, or attached garage.
- Setbacks: Front walls must be between 20 and 65 feet from the front property line. Side walls must be at least 5 feet from the side lot line, or 20 feet if the side lot line is along a street.
- Fences: No solid fence or wall over 5 feet high is allowed within the front setback. Side and rear fences or walls (other than the building itself) cannot exceed 6 feet in height.
- Subdivision of lots: Lots cannot be subdivided or conveyed in smaller than the original plat dimensions, except for public utilities.
- Livestock: No livestock or poultry may be kept on any lot.
- Duration & modification: The restrictions originally ran until June 1, 1992, and automatically extend for successive 10-year periods unless a majority of lot owners agree to change them in whole or in part.
