What Petten Place's governing documents say
This is a First Amendment to the Declaration of Restrictions for Petten Place, a single-family home subdivision in Phoenix, AZ. It modifies the original rules for building setbacks and the Architectural Control Committee. The original restrictions remain in effect except as specifically amended.
- Building setbacks: No building may be closer than 30 feet to the front lot line, 10 feet to an interior side lot line, 30 feet to the back lot line, or 15 feet to a side lot line adjacent to a street. Detached garages and accessory buildings in the rear half of the lot only need to meet Maricopa County requirements. Attached carports and storage rooms may be placed no closer than 10 feet to an interior side line and 15 feet to a side street line. Eaves, steps, and open porches are not counted as part of the building for setback purposes.
- Architectural Control Committee: The committee consists of Billy J. Bedwell, Ira L. Long, and James E. Kennedy (address: 4243 West Bethany Home Road, Phoenix, AZ 85021). A majority may designate a representative. Vacancies are filled by the remaining members. Committee members serve without compensation. A majority of lot owners may change the committee membership or its powers by a recorded written instrument.
