Polynesian Paradise is a condominium (horizontal property regime) in Phoenix, AZ. You own your individual unit and share ownership of the common elements. These documents are amendments to the original rules, so they do not contain the full set of governing documents.
- Maintenance assessments: Monthly maintenance assessments per apartment cannot exceed $50.00 unless approved by a vote of 60% of a quorum of members present or by proxy.
- Fines and due process: The Board can impose monetary penalties for rule violations, ranging from $10.00 to $200.00, based on the offense, attitude, and number of violations. Owners must be given at least 10 days' written notice of a hearing before any penalty is assessed, and penalties may be enforced like delinquent assessments, including foreclosure.
- Board composition: The Board of Directors consists of seven (7) persons, all of whom must be owners of apartments in the regime.
- Annual meetings: The annual meeting of the council (membership) shall be held on the third Sunday in February each year.
- Pets: No pets are allowed in any rental units as of March 1, 1990. However, pets registered with the Board before that date are not affected by this rule.
- Carpeting and walkways: Owners, occupants, and lessees shall not install carpeting that extends beyond their individual gardens, and no carpeting is allowed on the walkways dividing the lawn.
