Paradise Valley Terrace IV is a single-family residential community in Maricopa County, Arizona, where you own your individual lot and home; the association maintains common areas (Tracts A–D) and enforces rules through an Architectural Committee. All exterior modifications, from construction to paint color changes, require prior written approval, and the community has restrictions on vehicles, pets, and visible outdoor equipment.
- Architectural review & approvals: Any exterior work—construction, alterations, repairs, color changes—requires prior written approval from the Architectural Committee. The committee has 60 days to respond; if it doesn't, approval is deemed granted. Application fees may apply.
- Pets: Up to two domestic pets per lot (dogs, cats, or household birds); pets must stay on your lot except dogs and cats may be walked on a leash of no more than 6 feet. Pets making excessive noise or becoming a nuisance can be prohibited at the committee's discretion.
- Vehicles & parking: Trucks, trailers, campers, boats, and recreational vehicles cannot be parked visibly from neighboring properties without approval, except for temporary 48-hour parking within any 7-day period. Guest vehicles may park on streets for up to 48 hours per 7-day period. No vehicle repairs are allowed except emergency repairs. The board can tow violating vehicles at the owner's expense.
- Residential use & home business: All residential units must be used for residential purposes only. Home-based business is permitted if it is not detectable from outside the home, complies with zoning, involves no client visits to the property, and maintains the community's residential character.
- Outdoor appearance & equipment: Satellite dishes, antennas, clotheslines, rooftop AC units, high-intensity lighting, and basketball goals are prohibited unless approved and not visible from neighboring properties. Utility lines must be underground. Only one approved "For Sale" sign is permitted.
- Common area access & assessments: Members have easement rights to use common area, but this can be suspended if assessments are 15 or more days overdue. The association levies annual and special assessments against each lot; non-payment creates an assessment lien and the board may pursue collection and towing.
