Paradise Valley West is a condominium community in Phoenix, AZ. These are the association's by-laws (adopted 1972), which govern unit owners, tenants, and anyone using the property. They describe how the association is run, what owners pay, and basic rules for units and common areas.
- Voting & Governance: Each unit owner gets one vote per unit owned. A 'Majority of Owners' means 51% of votes. Meetings require a quorum of a majority of owners; proxies allowed if all joint owners sign. The annual meeting is the second Monday in November.
- Board of Directors: A board of 3–9 owners manages the association's affairs. Directors serve one-year terms, elected by owners at the annual meeting. The board can hire a management agent, set assessments, maintain common areas, and obtain insurance.
- Assessments & Common Expenses: All owners must pay monthly assessments set by the board to cover common expenses, including insurance, maintenance, and utilities for common elements. Assessments are levied equally per unit as stated in the Declaration.

- Amendments: By-laws can be amended by 75% of owners and 75% of mortgagees at a duly called meeting.
