- What you own & maintain: You own your lot and all improvements on it. You must maintain landscaping on your lot, setback areas, and certain public right-of-way strips. The association maintains common areas, perimeter walls (except paint on your side), and some party structures.
- Architectural review: All exterior changes—including buildings, fences, landscaping, painting, roof equipment, solar panels, and window treatments—require prior written approval from the Architectural Review Committee (ARC). ARC has 45 days to respond. Temporary construction structures and model homes are exempt for the developer.
- Leasing & rentals: Leases must be in writing for a minimum of 30 days. The lease must be subject to the declaration and rules. Owners must notify the association and remain liable for tenant violations.
- Pets & animals: Only reasonable numbers of common household pets (as determined by the board) are allowed. Pets must be kept in fenced yards or on leashes, and owners must remove droppings. No commercial breeding. Pet housing must not be visible from neighboring property.
- Parking & vehicles: No trucks over 1-ton, boats, campers, trailers, or inoperable vehicles may be parked visibly from neighboring property, common area, or street. Pickup trucks under 1-ton with camper shells ≤7 ft high and mini-motor homes ≤7 ft high and 18 ft long are allowed if used for regular transportation. Street parking is permitted for certain emergency vehicles. All vehicles must have current registration.
- Use restrictions & business activities: All lots are for residential use only. Home businesses are allowed if run by residents, occupy ≤25% of unit area, no exterior signs or customer traffic, and operate between 7am–9pm. No nuisances, loud noises, or odors.
- Signs & antennas: No signs visible from neighboring property except: required legal signs, two small identification signs per residence (≤72 sq in each), and builder/directional signs approved by ARC. 'For Sale' or 'For Rent' signs are not allowed on lots. Satellite dishes must be placed least visibly. American flags allowed per federal code.
- Assessments & fees: The association levies annual assessments uniformly per lot. Special assessments may be passed with owner vote. Delinquent assessments create a lien and may result in suspension of common area use and voting rights. A capital reserve fund is maintained.
