- Parking & vehicles: Parking is primarily in your garage; if space is insufficient, you may park in the driveway. Street parking is only for short-term guest visits. No vehicles over 1 ton, 8 ft tall, or 24 ft long may be parked visibly. No inoperable or stored vehicles (e.g., covered with a tarp) are allowed on your lot visible from neighboring property. Boats, trailers, and RVs cannot be parked visibly.
- Use restrictions: All lots are for residential use only. Home businesses are allowed only if they are not detectable from outside, no customers visit, no employees who are not residents, and no excessive traffic. Temporary buildings (e.g., construction trailers) are limited to 12 months. No timeshares or further subdivision without Board approval.
- Assessments & fees: The association levies regular and special assessments on each lot to cover common expenses, including reserves. Assessments create a lien on your property. Late payments may result in suspension of common-area use and other remedies. A transfer fee may also apply.
- Maintenance responsibilities: The association maintains common areas (e.g., landscaping in common tracts, gates). Lot owners are responsible for all improvements on their lot, including the residence, fences, and landscaping, and must meet the maintenance standard set by the Board. Garages must be kept neat and doors closed except when entering/exiting.
