Parkview Plaza II Condominiums is a non-residential condominium in Phoenix, AZ — units are designated for office and storage use only. You own your unit interior and share ownership of common elements; the association maintains common areas and carries master insurance, funded by assessments based on unit square footage. There are only two units (A and B), each with one vote. No animals are allowed, and leasing is permitted with restrictions.
- Use of Units: Units must be used exclusively for normal office and storage purposes that comply with zoning. Residential occupancy is not allowed.
- Animals: No animals, birds, reptiles, fowl, poultry, or livestock are permitted in any unit or on any portion of the condominium.
- Leasing & rentals: A unit owner may lease only the entire unit (no partial leases). Leases must be in writing and subject to the declaration and rules. No subleasing or assignment of leases. The owner must provide the association with lease start/end dates, lessee names, and emergency contact info at least 10 days before occupancy.
- Assessments: Common expense assessments are based on unit square footage: Unit A (54%), Unit B (46%). Special assessments require approval by two-thirds of voting unit owners. - Alterations & Improvements: Nonstructural changes inside a unit do not require board approval, but structural changes or any visible exterior alterations require prior written board approval. Unit owners are responsible for damage caused by their alterations.
