Town Crossing Office Condominiums is a commercial condominium community in Fountain Hills, AZ — you own an office unit and share ownership of the building's common elements. The declaration restricts all units to general office use only; residential use is prohibited. This document is the full condominium declaration binding all unit owners.
- Use & occupancy restrictions: All units must be used exclusively for general office purposes (e.g., professional offices, medical/dental). No residential use is allowed. Any proposed non-office use requires a vote of at least 75% of unit owners.
- Architectural review & alterations: Nonstructural interior alterations do not require committee approval, but structural changes need prior written approval from the Architectural Committee and a licensed engineer. Any alteration visible from outside the building also requires approval from the adjoining unit owner. Solar collectors, satellite dishes, and antennas that are visible from neighboring property are prohibited without advance written consent.

- Assessments: Common expense assessments are based on each unit's percentage interest in the common elements (proportional to square footage).
