Pastura Verde II is a single-family home subdivision in Phoenix, AZ, governed by a homeowners association (HOA). The rules apply to all owners, residents, and tenants. It is a standard residential HOA with no age restriction.
- Leasing & rentals: Leases must be in writing and for at least 90 days. All tenants must comply with the declaration. Short-term rentals (under 90 days) are prohibited.
- Pets: Reasonable number of dogs, cats, and small domestic birds allowed as pets. No livestock or poultry. Pets must be leashed (max 6 ft) when off the lot. Droppings must be removed. Pet structures must not be visible from neighboring property.
- Parking & vehicles: No commercial/recreational vehicles (e.g., RVs, boats, trucks over 3/4 ton) may be parked visibly from neighboring property. - Architectural review: Any exterior alteration visible from neighboring property requires prior written approval from Declarant (or later an Architectural Control Committee). Applications are deemed approved if no response within 60 days after complete submission.
- Minimum house size & design: Each home must be at least 1,100 sq ft (excl. porches, garages, etc.) and have a garage for at least 2 cars. Roofs must be tile. No chain-link, wood, or split-rail fencing on lot perimeters facing public streets. Maximum height 30 ft; lots 10-12 limited to one story (22 ft).
- Landscaping: Front/side yards must be landscaped within 6 months of purchase per Minimum Landscape Standards: at least two 15-gallon low-water trees, six shrubs from city list, ground cover, and drip/sprinkler system. Olive and mulberry trees prohibited. HOA may lien the lot for non-compliance after 15 days notice.
- Home businesses: Home businesses allowed only if not detectable from outside, conform to zoning, limited to 1 employee (unless also resident), and generate no excess traffic or nuisance. Leasing is not considered a business.
- Nuisances & noise: No nuisance, excessive noise, or exterior speakers (except security). No outdoor clotheslines unless screened. No reflective materials visible from neighboring property.
