What Plaza Leyenda's governing documents say
Plaza Leyenda is a fee-simple office and medical condominium project in Phoenix, AZ — you own a unit and share common elements. This is a commercial condominium; residential use is strictly prohibited. The community is also subject to a master association with its own rules and fees.
- What you own & maintain: You own your unit's interior (walls, floors, ceilings, HVAC, windows). The association maintains the common elements, building exteriors, roofs, landscaping, and parking areas. Limited common elements (e.g., certain parking spaces, utility rooms) may be assigned to your unit and you maintain those.
- Permitted uses: Units may only be used for purposes allowed under City of Scottsdale C-3 zoning. Residential use is explicitly prohibited — no dwelling, lodging, or residential activities. Prohibited uses include agriculture, vehicle sales, storage yards, heavy manufacturing, and many others as listed.
- Leasing & rentals: Leases must be in writing, at least 36 months for most units (exceptions for buildings A, D, and C). No subleasing or assignments. Owner must provide copy of lease and tenant information to the association 10 days before lease start. Owner remains liable for tenant's rule violations.
- Architectural review: Any exterior alterations, signs, or additions require written approval from the Board (acting as Architectural Committee). Plans must be submitted; board has 30 days to respond. Standards cover design harmony, materials, color, signage, and compliance with a Comprehensive Sign Package.
- Parking & vehicles: Parking is limited to designated spaces; some may be assigned as limited common elements. No parking for non-permitted uses (e.g., truck storage). Vehicles causing noise or unsightliness may be declared a nuisance and prohibited. No on-street parking expected.
- Master association: The condominium association is a member of the Plaza Leyenda Property Owners' Association (master association). Unit owners pay assessments to the condominium association, which remits master association payments. Master documents (declaration, rules) also apply and are binding.
- What this document doesn't cover: This is an incomplete excerpt of the full Declaration (ends at Article 10 on damage/destruction). It does not contain the full Bylaws, Rules, Master Declaration, or specific assessment amounts. The actual governing structure includes those additional documents.
