- Use restrictions (commercial only): All units must be used exclusively for general business or retail use; residential dwelling is prohibited. Prohibited uses include convenience stores, gas stations, auto shops, outdoor recreation, vehicle sales, animal-related businesses, and other uses listed in the Avondale zoning code. Two restaurants (one per building) are permitted, each up to 1,500 square feet.
- Animals: No animals are allowed except seeing eye dogs.
- Signs: All signs require prior written approval from the Architectural Committee. Detailed rules govern building-mounted signs, window signs, temporary signs, and prohibited signs. Sign size, number, illumination, and placement are strictly regulated to maintain uniform character.
- Parking & vehicles: Parking spaces are not assigned to specific units unless later designated by the Declarant. No mobile homes, boats, trailers, or vehicles may be stored or repaired on the property except for emergency repairs or temporary construction.
