The Village at Litchfield Park is a master-planned community in Litchfield Park, AZ, governed by a master declaration that applies to all lots, parcels, and common areas. This document establishes the Association, sets land use classifications, and imposes uniform rules on all property owners and residents. It covers design review, maintenance, parking, pets, and other use restrictions.
- Design review & exterior changes: All exterior alterations, including buildings, fences, painting, landscaping, and signs, require prior written approval from the Design Review Committee. The Committee may set guidelines and conditions.
- Pets: Only a reasonable number of ordinary house or yard pets are allowed, kept as domestic pets only. Pets must be in a fenced yard or on a leash. No structure for animals may be visible from neighboring property without Committee approval.
- Parking & vehicles: Inoperable or unlicensed vehicles must be stored in a closed garage. Trucks over 3/4 ton, trailers, boats, campers, and similar vehicles cannot be parked where visible from neighboring property, common areas, or streets, with limited exceptions. No vehicle repair on streets or lots.
- Signs: Only one small identification sign per residence (72 sq. in. or less) is allowed. All other signs require Design Review Committee approval.
- Garages: Each dwelling unit must have an attached garage for at least two cars. Garages cannot be converted to other uses unless the unit still retains a two-car garage. Garage doors must remain closed except for access.
- Landscape & maintenance: Owners are responsible for landscaping on their lot, including between sidewalk and street. Weeds, trash, and nuisances are prohibited. Dead trees and debris must be removed.
- Party walls & perimeter walls: Party wall maintenance and repair responsibilities are shared between adjoining owners. Perimeter walls are maintained by the Association, but owners must paint their side and share structural repair costs.
