This declaration applies to owners (businesses) and occupants of the office units. The property is strictly for commercial use; no portion may be used for housing or living purposes.
- Use & occupancy: Buildings may only be used for business purposes (providing goods/services for compensation). No housing, sleeping quarters, or lodging allowed. Certain uses are prohibited: adult businesses, pawn shops, flea markets, auto repair, mortuaries, and others.

No overnight parking except in assigned/underground spaces; no vehicle may remain longer than 7 days. Trucks, trailers, boats, RVs, and inoperable vehicles are prohibited. Vehicles may be towed for violations.
- Exterior changes & signs: No exterior changes (painting, awnings, window coverings, landscaping, fences) without board approval. Signs require prior written approval; criteria for size, color, etc. may be adopted. No reflective materials or visible window coverings without approval.
- Assessments & fees: Common expenses are allocated based on each building's square footage relative to the total. Annual, special, and supplemental assessments may be levied by the board. Late payments accrue 18% interest and may result in enforcement assessments and liens.
- Architectural control: Structural changes, exterior alterations, and improvements require board approval (two-thirds vote). Plans and specifications must be submitted; if not acted on within 30 days, approval is deemed given. Construction must be done outside regular business hours.
