Portales Offices Condominium is a commercial office condominium in Phoenix, Arizona. You own an individual office unit and share ownership of the building's common elements, which the Association maintains and insures at common expense. All units are restricted to office use only—no residential occupancy is permitted.
- Office use only: Units are restricted exclusively to general office purposes: professional offices (lawyers, architects, accountants, engineers, consultants, interior designers), retail (stores, banks, title companies), or medical/dental offices. Residential use is prohibited.
- What you own & maintain: You own your unit's interior (finished surfaces, flooring, fixtures). The Association maintains the common elements (building structure, grounds, roof, parking areas) at common expense. You are liable for any damage to common elements caused by your negligence or willful conduct.
- Limited common elements: Patios, balconies, and sidewalks adjacent to your unit, plus utility meters serving only your unit, are your responsibility to maintain. The Association can require repairs within 30 days of written notice or bill you for the work.
- Alterations & structural changes: Nonstructural interior changes don't require approval, but you're liable for any damage caused. Structural alterations require written Architectural Committee approval and certification by an Arizona-licensed architect. Any exterior changes visible from the building also require consent from adjacent unit owners.
- Assessments & fees: Common Expense Assessments are allocated proportionally by your unit's square footage ($0.50/sq ft per year to start), increasing annually by the Consumer Price Index for All Urban Consumers.
- Architectural review: The Architectural Committee must approve all solar panels, satellite/antenna dishes, utility installations, exterior signage, window lettering, and any improvements visible from outside the building.
- Vehicles & parking: Except for emergency repairs, motor vehicles cannot be repaired, serviced, or reconstructed if visible from neighboring property. Inoperable vehicles cannot be parked or stored if visible from neighboring property.
- Signage rules: No exterior signs visible from outside your unit are permitted without written Association approval. The Association maintains a building directory at the entrance at common expense. Unit owners may place signs on entrance doors and corridor walls if they conform to Association-adopted rules on design, color, size, and material.
