The declaration sets rules on leasing, pets, architectural changes, and assessments that bind all unit owners.
- What you own & maintain: You own the interior of your unit, your patio (limited common area), and your carport. The association maintains common elements like the pool, streets, landscaping, and exterior trim painting. Each owner is responsible for interior repairs and upkeep, including termite control.
- Leasing & rentals: Leases must be for at least 30 days — no transient/hotel rentals. Owners may lease freely, but the lease must comply with the declaration and bylaws.
- Pets: Common household pets are allowed but cannot be raised, bred, or kept for commercial purposes. Pets must be leashed in common areas and kept away from pool and recreation areas.
