What Prior Ridge's governing documents say
Prior Ridge is a master-planned residential community in Phoenix, AZ, where you own your individual lot and the homeowners association maintains the shared common areas and infrastructure, funded by per-lot assessments. This document sets the design standards, use restrictions, and architectural controls that apply to all lot owners, renters, and residents in the community.
- What you own & maintain: You own your lot and residence; the association owns and maintains common areas (streets, amenities, landscaping) and carries master insurance on the common property, funded by regular and special per-lot assessments.
- Architectural review required: Any construction or modification on your lot—including additions, landscaping, antennas, or flagpoles—requires prior written approval from the Design Review Committee. Applications must include detailed plans; the committee has 45 days to decide (silence = disapproval). Review fees may apply.
- Residential use; home business allowed with strict limits: Your lot must be used for residential purposes only. A home-based business is allowed only if it's invisible from outside (no sight, sound, or smell), involves no customer visits or door-to-door sales, has only resident employees, and creates no excess traffic or parking.
- Temporary structures prohibited during construction: No trailers, tents, or temporary buildings can be used for residence. Construction equipment and materials can be stored during approved work but must be removed immediately after completion or within 12 months maximum without written approval.
- Specific appearance restrictions: Antennas, satellite dishes, and flagpoles need Design Review approval (except certain flags—U.S., state, military—which need approval only for placement/size). Outside clotheslines cannot be visible from neighbors. Trash must be kept in covered containers. No mineral, water, oil, or gas extraction is permitted.
- Regular and special assessments: The association levies regular per-lot assessments plus special assessments as needed to fund common area maintenance, repair, replacement, and administration. Non-payment of assessments creates a lien against your property.
- What this document doesn't cover: This excerpt addresses architectural controls and use restrictions. The complete CCR also details maintenance obligations, insurance coverage, dispute resolution, and voting procedures, which are not included here.
