Spectrum Ridge is a 46-lot commercial mixed-use development in Phoenix for office, retail, hospitality, medical, and other commercial uses. As a lot owner, you are entirely responsible for constructing and maintaining your building, parking, utilities, and drainage. The project has strict architectural standards, mandatory landscaping and screening, and shared easements that allow other owners access to parts of your property.
- What you own & develop: You own your lot and must construct and maintain all buildings and improvements on it, including utilities, drainage systems, sidewalks, and curbs. You are responsible for connecting your utilities and drainage to the master infrastructure per City of Phoenix standards.
- Design & architectural standards: All buildings must use contemporary design with approved materials like split-face masonry, stone veneer, and anodized storefronts. Prohibited materials include wood siding, asphalt shingles, metal panels, and chain link. All designs require Architectural Committee approval, and colors must be harmonious with the project.
- Parking requirements: You must provide parking per City of Phoenix zoning code; the declarant may require more. All parking areas must be screened from streets and landscaped. Some lots have reciprocal parking easements allowing shared parking with adjacent owners.
- Landscaping & screening: Landscaping plans must be approved and completed within 60 days of occupancy, including street trees and screening. All service areas, loading zones, outdoor storage, dumpsters, and mechanical equipment must be fully screened from street view by continuous 6-foot walls.
- Failure to maintain & enforcement: If you fail to maintain required sidewalks, curbs, landscaping, or other elements after 30 days' notice, the association may perform the work and bill you automatically as an assessment, including a 5% administrative fee.
- Shared easements & access rights: Other lot owners may have drainage, utility, cross-access, and reciprocal parking easement rights across your property. You must maintain easement areas on your lot, and other owners have the right to access and use them for their infrastructure and parking needs.
