Queen Creek Ranchettes is a planned residential subdivision in Phoenix, AZ — each lot is a single-family home. Some lots (1–22) are 'Equestrian Lots' where you may keep horses. The Queen Creek Ranchettes Homeowners Association enforces restrictions on use, construction, and maintenance. This document is the full rulebook for owners.
- Residential use & lot size: Each lot is for one single-family home only. Minimum livable area: 2,000 sq ft on grade for Equestrian Lots (or 2,000 sq ft combined for split-level), 1,800 sq ft for non-Equestrian Lots (or 1,900 sq ft for split-level). No businesses, multifamily, or boarding houses.
- Horse privileges: Horses permitted only on Equestrian Lots (1–22). No commercial breeding or boarding. Horses must be kept clean and not a nuisance. Non-Equestrian Lots cannot have horses.
- Architectural review: All exterior improvements (structures, fences, landscaping, antennas, solar devices, etc.) require prior approval by the Architectural Committee. Plans must include minimum landscaping (5 24-inch box trees, 2 36-inch box trees, 20 five-gallon shrubs). Approval auto-grants if not acted on within 30 days of complete submission (extendable by another 30 days).
- Parking & vehicles: No parking in front yards. Side yard parking must be screened from view. Only passenger cars and pickup trucks (up to ¾ ton) may park on streets. No trailers, RVs, boats, etc. on streets. All parking must comply with setback requirements.
- Construction standards: All residences must have masonry block or stucco walls (wood siding only with committee approval). Roofs must be tile or wood shake (Dutch gable, gable, or hip; flat roofs allowed with parapet). At least one two-car enclosed garage required; carports prohibited. Driveways must be concrete or asphalt (no gravel).
- Fencing & setbacks: Rear and side yards must be enclosed by a 6-ft masonry wall or a 5-ft galvanized steel fence. Front yard fences cannot exceed 3 ft (2 ft near certain easements). Setbacks per plat; the greater of plat or zoning setback applies. Fence design must be approved by Architectural Committee.
- Assessments: The Association levies general, equestrian, irrigation water use, noncompliance, and special assessments. Maximum annual general and equestrian assessments are not specified in this excerpt but are established in the document. Assessments are a lien on the lot.
