These rules apply to all lot owners and anyone living on their property.
- Architectural review: All exterior changes — construction, painting, landscaping, fences, even basketball hoops — require prior written approval from the Architectural Committee. The committee can deny purely on aesthetic grounds. No rooftop AC units; roofs must be clay/concrete/slate tile. Exterior repainting in the original color is exempt.
- Minimum home size & height: Most lots require a minimum of 5,000 sq ft of livable area (excluding basements, garages, patios). Lots 9 and 10 require 4,500 sq ft. Homes are limited to single-story construction above grade, with a maximum height of 30 feet from finished grade.
- Leasing & rentals: Leases must be in writing with an initial term of at least one month. No subleasing or assignments. Owners must notify the association at least 10 days before the lease starts with tenant names and contact info. The owner remains liable for tenant violations.
- Pets: No more than two domestic pets (dogs, cats, parakeets or similar household birds) per lot. Pets must be kept on a leash no longer than 6 feet when off the owner's lot and cannot enter other lots. No noisy or nuisance pets.
- Parking & vehicles: No trucks, boats, RVs, or similar vehicles may be parked so they are visible from neighboring property without approval. Street parking is limited to 48 hours. Inoperable vehicles or visible repairs are prohibited. Motorcycles and off-road vehicles must be parked in garages.
- Business use: Residential use only. Home businesses are allowed only if not detectable from outside the unit, conform to zoning, involve no customer visits, and are consistent with residential character. Leasing a unit is not considered a business.
- Assessments & fees: Annual assessments are levied equally per lot (except builder lots pay 25% until occupied). Special assessments require 2/3 member vote. Delinquent assessments bear interest and late fees, and create a lien on the lot that can be foreclosed. A working capital fee of 1/6 of annual assessment is due from initial purchasers; transfer fees may also apply.
