Raven Ranch is a planned single-family residential community in Maricopa County (Gilbert area), Arizona, governed by the Raven Ranch Owners' Association. Lot owners are automatically members of the Association and are bound by covenants covering architectural design, use restrictions, maintenance obligations, and financial assessments. The Declarant (the original developer) retains elevated voting power during the initial development phase.
- Community governance & membership: All lot owners are automatic members of the Raven Ranch Owners' Association (nonprofit corporation). The Association maintains common areas, carries master insurance, and enforces the covenants. During development, the Declarant holds Class B membership with 10 votes per lot; once Class A owner votes exceed Class B votes, Class B converts to Class A (1 vote per lot).
