This is a supplemental land-restriction document for 8 single-family residential lots (Lots 1, 2, 3, 5–9) within Stagecoach Pass Estates, Phoenix, AZ. Created in 2017 after the original homeowner association was dissolved, it binds all current and future owners of those lots. The primary focus is architectural standards and basic property restrictions.
- Pets & animals: Only domestic pets are allowed; farm animals and livestock are prohibited. Pets must be reasonable in number, kept solely as pets (not commercial), and must not create excessive noise or nuisance. Any structures housing pets must not be visible from neighboring property.
- Residential occupancy: No trailers, tents, unfinished basements, shacks, garages, or temporary structures may be used for residence. Any temporary structures erected during construction must be removed immediately after construction is complete.

No approval fee is charged, and failing to respond within the deadline does not constitute automatic approval.
- Who enforces & approval authority: The property owner (Spelo Group II, LLC) holds approval authority while owning at least one lot; if they cease ownership, approval shifts to a majority vote of the then-current lot owners. Any owner of a lot in Stagecoach Skyline Estates may also enforce the restrictions.
