This document is the full set of covenants, conditions, and restrictions that run with the land and bind all owners, residents, and guests.
- Architectural review: An Architectural Committee must pre-approve any exterior changes, including landscaping, paint, fences, solar panels, antennas, and satellite dishes. Unregulated receivers (larger dishes) must be ground-mounted and not visible from neighboring property; regulated dishes (≤1 meter) must be placed to minimize visibility.
- Leasing & rentals: No lease may be for a term of less than six (6) months. Owners are responsible for their tenants' compliance with all rules. For the first 24 months after initial sale, no 'for lease' signs visible from neighboring property are allowed.
- Pets: Dogs, cats, and common household pets are allowed, but not in unreasonable numbers as determined by the Architectural Committee. No breeding or commercial purposes. Pets must be kept in a fenced yard or on a leash; structures for animals must not be visible from neighboring property.
- Parking & vehicles: Parking on front yards is prohibited except on driveways or in garages. Vehicles over 18.5 ft long, 6.25 ft tall, or 7 ft wide are banned unless parked in rear/side yards not visible from neighboring property. No inoperable or commercial vehicles (with business markings) may be visible. Overnight street parking is not allowed; guest vehicles may park on the street during the day but must be garaged or removed overnight.
- Signs: No signs visible from neighboring property without prior written approval, except: one temporary real estate sign per lot (max 30”x24”), political signs (max 24”x24”, displayed 45 days before to 7 days after an election), and builder/developer signs. All signs must conform to local ordinances.
