Sunrise Town Homes Condominiums is a 10-unit townhome condominium community in Phoenix, AZ. As a condo owner, you own your unit's interior airspace and share ownership of the common elements (roofs, exterior walls, grounds, etc.) with other owners. The association maintains the common areas and carries master insurance. These rules apply to all unit owners and their tenants.
- Residential use & home businesses: Units are for residential use only. Home businesses are allowed if they are not visible or detectable from outside, occupy no more than 20% of the unit's floor area, and comply with zoning and other rules.
- Leasing & rentals: Leases must be for the entire unit, with a minimum term of 30 days. All leases must be in writing and state they are subject to the condominium documents. The owner must notify the association of the lease start/end dates and occupant names.
- Pets: No more than two Permitted Pets (dogs, cats, household birds) per unit. The board may allow more on a case-by-case basis. Aggressive dogs are banned. Dogs must be leashed (max 6 feet) and feces removed immediately. Pets cannot create noise, odor, or nuisance.
- Parking & vehicles: Each unit gets two parking spaces and one carport. No vehicle repair, construction, or storage of RVs, boats, or trailers is allowed. Guest parking is permitted short-term. The board may tow vehicles violating rules.
- Signs & exterior modifications: No signs outside units without board approval, except for-sale/for-rent signs not exceeding 3x3 feet. Antennas, satellite dishes, window air conditioners, and changes to fences, window coverings, or balconies require board approval.
- Maintenance responsibilities: The association maintains all common elements and limited common elements (like roofs, exterior walls, patios, and balconies). The cost of maintaining a limited common element may be billed to the unit owner. Unit owners are responsible for interior maintenance and any damage they cause.
- Assessments & fees: Each unit pays 1/10 of common expenses. Special assessments may be levied. The association can place a lien for unpaid assessments. A transfer fee may also apply.
