Superstition Highlands is a single-family detached residential community in Phoenix, AZ, governed by a homeowners association through strict covenants and design controls. Every exterior improvement, landscaping change, and visible alteration requires prior written approval from the Architectural Committee. The association maintains common areas and enforces architectural standards to preserve neighborhood appearance and property values.
- Architectural review & exterior changes: Nearly all exterior work—construction, alterations, landscaping, lighting, color changes, roof equipment—requires prior written approval from the Architectural Committee. Deviations from approved plans are not permitted. The Architectural Committee must respond within 45 days of a request.
- Residential use only: All homes are for single-family residential use only (an individual, 2+ related persons, or up to 3 unrelated persons in a common household). Business activities are allowed only if not visible/audible from outside, comply with zoning, don't involve solicitation, and don't create a nuisance. Bed-and-breakfast, hotels, motels, and temporary lodging are strictly prohibited.
- Landscaping & yard maintenance: Owners must maintain all landscaping on their lots and adjacent public/easement areas in neat, trimmed condition, free of trash and weeds. All landscaping must comply with the Architectural Committee's Design Guidelines, including specific plant selections and installation timing.
- Vehicles & parking: Vehicles must be parked in garages, carports, or designated areas. Trucks over 3/4-ton, boats, trailers, campers, and motor homes are prohibited if visible from neighbors (limited exceptions for pickup trucks under 3/4-ton with camper shells or mini-motor homes under 7 feet high and 18 feet long). No vehicle construction or repair on lots; inoperable vehicles may not be stored or parked visibly.
- Pets: A reasonable number of generally recognized house or yard pets are allowed, but must be kept in a fenced yard or on a leash at all times. Pets must not make unreasonable noise or become a nuisance. Owners must immediately remove pet droppings.
- Window treatments: Within 120 days of occupancy, permanent draperies or window treatments must be installed on all windows visible from neighboring property. No paper, foil, sheets, or temporary coverings are permitted; reflective materials require Architectural Committee approval. Metal or rigid plastic awnings are prohibited.
- Trash & storage: Garbage and trash must be kept only in covered containers approved by the Architectural Committee and stored so as not to be visible from neighbors (except during collection). Trash must be removed promptly and not allowed to accumulate. Outdoor incinerators are prohibited.
- Signs: Only two identification signs per residence are permitted (maximum 72 square inches each). All other signs visible from neighbors—for sale, for lease, construction, directional signs—require written Architectural Committee approval as to size, color, design, message, and location.
