Towne Meadows Patio Homes is a single-family home HOA in Mesa, AZ. These are the association's Rules and Regulations, adopted under the CC&Rs. The rules apply to all homeowners and supplement the full governing documents.
- Animals: Dogs must be leashed when on property. Owners must clean up after their animals.
- Trash & recycling: Garbage cans must be stored in the garage or behind a fence in the backyard, not visible from the front. They may be placed curbside no earlier than 6:00 p.m. the day before pickup and must be removed by 6:00 a.m. the day after. Pickup days are Monday and Thursday.
- Noise: Homeowners must keep noise and music at levels not offensive to neighbors. Outdoor gatherings must end music by 10:00 p.m.
- Park & common areas: No golfing in the park. Playground equipment is for age-appropriate children only. Use at your own risk. The common areas include retention basins, streets, sidewalks, front entrance landscaping, landscaping along Guadalupe Road, and mailbox areas.
- Parking & vehicles: Park only on improved surfaces (not grass or gravel). No parking within 10 feet of a USPS mailbox. No leaking vehicles on streets or driveways. Street parking is a last resort; park in driveway or garage first. No recreational vehicles, boats, campers, or trailers may be parked in the front yard, driveway, or street without manager approval. Parking facing the wrong direction is prohibited.
- Pools: Back flushing a pool into a neighbor's yard or the street is not allowed. Water must stay on your property or go to a sewer drain (usually in the front yard).
- Signs: Garage sale signs must be freestanding (attached to a box or stake). They cannot be attached to light poles, plants, trees, mailboxes, etc. Signs must be removed by sundown on weekdays or by Sunday evening after a weekend sale.
- Yard maintenance: Lawns and desert landscaping must be well-groomed: watered, mowed, trimmed, weeded. Grass lawns cannot go to seed. Clippings and debris must be swept up and not washed into streets. Flower beds and gravel areas must be weed-free. Dead trees must be removed and replanted. Plants around fire hydrants must be trimmed below the top of the hydrant.
