The community enforces mandatory assessments, architectural controls, and deed restrictions to preserve it as an exclusive single-family residential district.
- What you own & maintain: You own your lot and dwelling; you maintain all landscaping and structures on your property. The association maintains all common elements (parking, tennis courts, landscaping) at a high standard of care.
- Annual & special assessments: Annual assessments are capped at $1,000 per lot. The Board can increase assessments by up to 5% per year without a vote; increases above 5% require approval from at least 13 lot owners. Special assessments for capital improvements may also be levied.
- Voting & membership: You automatically become an association member upon purchasing a lot, with one vote per lot. Your voting rights suspend if you fall 15 days behind on assessments or other obligations until brought current.
- Architectural review required: All exterior additions, alterations, fences, and landscaping changes require written Board approval. Submit plans showing nature, shape, height, materials, location, and cost. The Board has 30 days to respond; if no response, approval is deemed granted.

- Damage liability & repair liens: If damage to common elements is caused by you, your family, guests, or tenants, you must repay the association for repairs and legal fees. Unpaid repair charges become a lien on your lot at 7% annual interest if not paid within 10 days.
