- Leasing & rentals: Leases must be in writing for at least 30 days. Tenants must comply with all governing documents. Owners have an absolute right to lease, but the lease term cannot be less than 30 days.
- Architectural review: Any exterior improvement visible from neighboring property (including landscaping, fences, roof structures, window treatments, antennas, solar panels) requires prior written approval from the Architectural Committee. Changes to private yards not visible from neighboring property generally do not need approval.
- Parking & vehicles: Commercial vehicles (including RVs, boats, trailers, trucks over 1 ton) may not be parked on lots or common areas where visible from neighboring property unless inside an enclosed garage. Temporary loading/unloading (max 24 hours) is allowed. Guest parking on private roads is limited to 48 hours per 7-day period. No vehicle repairs on lots except in garages.
- Pets: Only dogs, cats, and common household birds are permitted as pets, kept solely for domestic purposes. Pets must be confined to the owner's lot unless on a leash (max 6 feet) and must not enter other lots. Owners must immediately remove droppings. No pet structures visible from neighboring property.
- Assessments & fees: Initial maximum annual assessment is $540 per lot. The board can increase the annual assessment by up to 20% per year without owner vote. Special assessments require approval of Declarant (while Class B membership exists) and a two-thirds vote of Class A members. Assessments are due monthly or quarterly as set by the board; late fees and liens may apply for nonpayment.
- Use restrictions: All dwellings must be used by a single family only. Home-based businesses are allowed if not detectable from outside, comply with zoning, involve only one non-resident employee, and generate no excessive traffic or parking issues. Garages must be used for parking, not living or recreation. Garage sales are prohibited except coordinated community sales. No nuisance, noxious odors, or excessive noise.
